Quick answer

Our marine contractors in Beacon Square, FL work three stretches of water: the canal off Kingsbury Drive, Sawyers Basin near Stratfield Drive, and the edge of Sand Bay on the west side. Beacon Square is unincorporated Pasco County, so Pasco County Building Construction Services permits every seawall, dock and lift here.

Beacon Square at a glance

Beacon Square is an unincorporated community in western Pasco County. It has canal lots off Kingsbury Drive, Sawyers Basin near Stratfield Drive, and Beacon Square Park inland. Our Beacon Square work covers seawall repair and replacement, docks and boat lifts.

Tavares-Urban land complex covers about 45% of Beacon Square; Homosassa mucky fine sandy loam and Aripeka fine sand rate High for steel corrosion. FEMA maps about 48% of Beacon Square as Zone AE (base flood elevations 9 to 11 feet) and a thin VE strip at 14 feet.

Permit office: Pasco County Building Construction Services ยท official site Separate permit for each in-water structure through PascoGateway; signed and sealed plans; riparian rights survey at canal dead ends; new seawall face no farther out than neighbors' walls or the property line (LDC 1001.5.E).

Roughly 148 Improved Lots Touch the Water

Beacon Square covers about 2 square miles, and water is only a sliver of that. Lay Pasco Property Appraiser parcels over USGS water maps and about 148 lots with a house or other building value sit within 25 meters (about 80 feet) of a canal, bay or creek. The biggest group lines the canal water off Kingsbury Drive. A smaller set backs onto Sawyers Basin, a bay of about 6.2 hectares that sits entirely inside Beacon Square, and Sand Bay just touches the west edge near Strauber Memorial Highway.

Ben Pilot Creek runs less than half a kilometer away, and the Pithlachascotee and Anclote rivers are each a little over 2 km off. The subdivision names point at the water too: Beacon Lakes-North Bay Village, the Beacon Lakes condominiums, Glenwood of Gulf Trace and Vista Lakes at Baileys Bluff. If you live on one of these lots, hire marine contractors in Beacon Square who handle the full set of seawall repair and construction, docks and lifts. Neighbors in Gulf Harbors and Holiday have their own pages.

A 1975 Median Home and the Seawall Built Beside It

Census estimates put the median Beacon Square home at 1975. About 78% of homes went up before 1980, only about 4% in 2000 or later, and about 3,342 of the 4,217 homes are single-family detached. A seawall poured when the house was built could be close to fifty years old. If nobody has looked behind it lately, now is the time.

Pasco County Code Sec. 114-52 puts the upkeep on you as the owner. You keep docks, seawalls, bulkheads and revetments in good repair, and you repair or replace any that turn structurally unsound or move out of position. Debris from a failed wall or dock has to come out right away. Better to get ahead of it.

An inspection from marine contractors in Beacon Square costs $250 to $500 per visit with us. We walk the cap, check for open joints, rust stains and soil loss behind the wall, and dig at the tie points where we can. Then you get a plain answer: patch it, rebuild the cap, add tiebacks, or replace. Our repair or replace cost guide compares those choices, and if the dock worries you more than the wall, read about our dock repair work.

Our marine contractors in Beacon Square work from these typical ranges for canal jobs. The number moves with wall length, yard access and what we find behind the cap, so the free written estimate comes after we see the lot.

JobOur typical rangeWhat moves it on a Beacon Square lot
Seawall repair, non-structural$100 to $300 per LFCracks, joints and voids on the affected length only
Structural repair (panels, tiebacks)$400 to $700 per LFHow many tie points have failed behind the wall
Cap replacement$200 to $600 per LFCap height and how much of the old cap comes off
New or replacement vinyl wall with cap$450 to $700 per LFWall length, returns at the side lines, yard access
Typical 60 to 100 LF canal lot, vinyl$30,000 to $65,000Lot frontage and whether neighbors' walls set the line
Concrete seawall$500 to $900 per LFPanel or poured, and soil corrosion at your lot
Rip-rap at the wall toe$150 to $400 per LFRock size and length of exposed toe
Seawall inspection$250 to $500Wall length and how much digging at tie points
Boat lift on existing pilings$12,000 to $18,000Pile condition and lift capacity
New fixed dock, no lift$20,000 to $50,000Deck size, piling count, decking material

Worked example: replacing 70 LF of canal wall with vinyl and a concrete cap at $450 to $700 per LF comes to $31,500 to $49,000. We quote aluminum or steel walls and lifts of 20,000 lb or more on site only. Every range here comes with a free written estimate after we see the site.

AE Elevations of 9 to 11 Feet Across Half the Map

Know your flood zone before you set a cap height or a dock deck. On FEMA's National Flood Hazard Layer, Zone AE covers about 48% of Beacon Square, with base flood elevations of 9, 10 and 11 feet. Another 29% is shaded Zone X (the 0.2% annual chance area), 22% is plain Zone X, and a thin 0.2% strip is Zone VE with a base flood elevation of 14 feet. Elevations shift from block to block, and marine contractors in Beacon Square design to your zone, so look up your exact address on the FEMA flood map.

Pasco's dock and seawall submittal sheet says work in a special flood hazard area has to meet floodplain construction requirements. Storms give you a second reason to look. During Hurricane Helene in 2024, the National Hurricane Center reported a USGS sensor in Pasco County at 7.60 feet above mean higher high water, with surge of 6 to 9 feet above ground along the coast north of the Anclote River. That's a countywide figure, not a Beacon Square reading, but it's worth walking your wall after any big storm. Our after-a-storm seawall checklist lists what to photograph and check.

Tavares Sand, Homosassa Muck and What They Do to Tie Rods

Soil maps for Beacon Square lead with Tavares-Urban land complex at about 45%. Next come Aripeka fine sand, Sellers mucky loamy fine sand, shaped Quartzipsamments, Udalfic Arents-Urban land and Homosassa mucky fine sandy loam. About 19.5% of the area is poorly or very poorly drained.

For a wall owner, the corrosion ratings are the part to read. Homosassa mucky fine sandy loam rates High for corrosion of both concrete and steel, and Aripeka fine sand rates High for steel. Across Beacon Square, about 23% of the area rates High for concrete corrosion and about 21% High for steel. Tie rods, anchor plates and dock hardware set in those spots work harder than the same parts in ground rated Low.

That counts when you pick a replacement material. A vinyl sheet-pile wall keeps steel out of the face, while a concrete wall puts reinforcing bar into that soil and water. Neither one is wrong. Your lot, the walls next door and your budget decide which fits. Our vinyl vs concrete seawall guide lays out the trade-offs, and we tell you which soil your lot sits on before we quote.

Marine Contractors in Beacon Square on Rebuilds Where a Wall Already Stands

Say your Beacon Square lot already has a wall and a dock. The state and county rules for repair and replacement run lighter than the ones for brand-new work. Under F.S. 403.813(1)(e), restoring a seawall at its old location, upland of it, or within 18 inches waterward of it is exempt from a state environmental permit. DEP's rule also exempts batter piles, king piles or a new cap used only to stabilize and repair a wall, as long as they don't block navigation.

Pasco draws its own line too. Under LDC Sec. 1001.5.E, the face of a new seawall can go no farther out than the lesser of even with the adjacent walls or even with your property line. Docks carry a catch. Under Sec. 1001.5.F, a dock built legally under older rules that gets damaged past the county's flood damage threshold can only be rebuilt to the current code.

On paper, Pasco wants a separate permit for each in-water structure (wall, dock, riprap, lift, canopy), signed and sealed plans, and a site plan showing the waterway width plus an aerial of the neighbors' docks. A canal dead end or converging lot lines means a riparian rights survey. Condo slips need the slip number and an HOA authorization letter. Our Pasco and Pinellas permit guide has the full checklist, and as marine contractors in Beacon Square we put that package together for each structure before anything goes in the water.

Beacon Square Seawall & Dock Questions

Can my Beacon Square seawall be replaced a little in front of the old one?
Within limits. State law exempts restoring a seawall within 18 inches waterward of the old face from an environmental permit. Pasco still caps a new wall's face at the lesser of even with your neighbors' walls or even with your property line. We measure both lines on site, so the new wall lands where both rules allow.
My Beacon Square house was built in the 1970s. Should the seawall be inspected?
Yes, get it looked at. The median home here dates to 1975, and a wall built with the house could be close to fifty years old. Pasco Code Sec. 114-52 makes owners keep seawalls in good repair and fix any that turn unsound. Our inspection runs $250 to $500 and tells you whether to patch, rebuild the cap or replace.
What flood zone is my Beacon Square canal lot in?
Look up the address on FEMA's map. About 48% of Beacon Square is Zone AE with base flood elevations of 9, 10 or 11 feet, more than half the rest is shaded Zone X, and a thin strip is VE at 14 feet. Pasco requires floodplain construction rules for work in a special flood hazard area, so your zone shapes the design.
My lot sits at the end of the canal in Beacon Square. What extra paperwork is needed?
A riparian rights survey. Pasco's checklist asks for one at canal dead ends and where lot lines converge, because docks there have to stay inside side-use lines extended toward the radial point. If your pilings land 3 feet or less from those lines, the survey comes up again at inspection.
Can I put a canopy over my boat lift in Beacon Square?
Yes, one per property under Pasco's 2025 code. The canopy goes over a vertical or cantilever lift, stays open on all sides, rises no more than 20 feet above mean high water, and has to come down and go indoors when officials tell the public to secure loose items before a storm. It needs its own permit.
Do condo owners hiring marine contractors in Beacon Square need extra approval for a dock or lift?
Yes, for condo slips. Pasco's submittal sheet asks for the slip number and an HOA authorization letter, and lots zoned MPUD need an HOA approval letter too. Condominium communities like the Beacon Lakes condominiums sit inside Beacon Square, so start that letter early and it won't hold up the permit.
